History

We have been involved with sectional title management since 1995. During 2009 we were appointed as the management agent of the Bella Rosa Village, a R 240 million mixed office and residential development. The village consists of 233 (14 098m2) residential units and 12 771m2 of office space. Since July 2009 our dedicated team has added significant value to the management of this village complex. Been appointed to the the levy administration and finance of Hermanus Beach Club, consisting of 324 units.

The return on investment in a sectional title unit is heavily impacted by the levies charged in comparison with other similar sectional title villages. We strive to understand what the main cost drivers are in a specific sectional title village.

Thereafter we carefully manage the expenses and income on an ongoing basis to ensure that the village is run effectively. We have a thorough understanding of the management of any sectional title development.

The sectional title management team is headed by Mandy du Toit, who has a thorough knowledge of sectional title administration, the relevant Sectional Title Act, and prescribed management and conduct rules. Our in-house chartered accountant, financial department, project manager, maintenance manager and team all play an imperative role in the successful management of the individual Bodies Corporate and Home Owner Associations.

Secretarial: Regular trustees’ meetings (with detailed quarterly trustee packs)
Detailed notice of trustees’ and AGM meetings

Statutory: E-filing of SARS returns, including VAT, PAYE/SDL and UIF
Annual tax returns and IRP6
Management and conduct rules: Enforcing management and conduct rules, written warnings and penalties.
Insurance: Administration liaison between Owners and Insurance Broker relating to insurance claims
Liaison with insurance brokers regarding annuals replacement value and renewals
Financial statements: Annual financial statements and audit preparation
Levy clearance certificates: Issuing of levy clearance certificates
Maintenance and queries: Dedicated maintenance team to deal with all day-to-day repairs
